Our terms and conditions of business

References to "we", "us" and "our" are references to Property Matters Group and its subsidiaries.

The terms "you", "your" and "investor" refer to any individual, company or business (whether registered with us as an investor or not) to whom we provide our services by any means including, but not limited to, telephone, face-to-face contact, postal correspondence, electronic mail or via our website www.propertymatters.gb.com.

Property Matters Group is a trading name for the following companies registered to Property Matters (Britain) Ltd, 4 Regents Canal House, 626 Commercial Road, London, E14 7HS. Property Matters Group consists of Property Matters (Britain) Ltd, company registration no: 4914104. Financial Matters (Britain) Ltd, company registration no: 5508485. Building Matters (Britain) Ltd, company registration no: 5508487. Furniture Matters (Britain) Ltd, company registration no: 5724707.

  • I agree as a user of our website and range of services, I am under no obligation to purchase property through Property Matters Group.

  • I authorise Property Matters Group and its subsidiaries to use information supplied by me to allow you to make contact either by email, telephone or post alerting me of investment opportunities.

  • When agreeing to purchase a property through Property Matters Group and its subsidiaries, the reservation fee confirmed at the purchase stage is non refundable. In instances where this reservation fee is collected by Property Matters Group and its subsidiaries on behalf of the vendor/developer this fee will be passed onto the vendor/developer on your behalf and remain non refundable. Any disputes to these terms in connection with any reservation fee are between you and the vendor/developer and Property Matters Group and its subsidiaries have no jurisdiction in this matter. Any fee associated with the reservation and legal exchange of a property purchased utilising the Property Matters Group and its subsidiaries are non refundable unless the vendor/developer withdraws the contract through no fault of the client.

  • When purchasing property through Property Matters Group and its subsidiaries an arrangement fee, otherwise known as a finder’s fee will be payable. This fee can vary but is normally 2% plus VAT of the gross purchase price payable on each property purchase. This arrangement fee/finder’s fee is payable to Property Matters (Britain) Ltd upon reservation of each property and is non refundable. When utilising the referral services of Financial Matters (Britain) Ltd, there will be no charge levied and as such is deemed a free introduction service. When utilising the services of Building Matters (Britain) Ltd, quotations will be provided free of charge and the payment schedule for any works agreed will be confirmed on a pro rata basis. The Standard Terms of payment will usually be 50% of the total costs of work plus VAT with two further instalments of 25%. When utilising the services of Furniture Matters (Britain) Ltd, the volume of furniture purchased and the time scales of the installation will dictate payment terms. However, standard terms will be 50% of the order value upon a satisfactory order being agreed and the remaining funds being payable one week before installation. We reserve the right to vary these terms at any time which we will confirm in writing for any of the Property Matters Group and its subsidiaries.

  • When purchasing property through Property Matters Group and its subsidiaries we may recommend the use of a solicitor in the interests of efficiency and/or time constraints. We recognise you have the right to appoint and use your own solicitor.

  • When purchasing property through Property Matters Group and its subsidiaries, we can recommend the use of Financial Matters (Britain) Ltd to ascertain the best approach to finance your purchase. This is a free service via referral to an independent financial advisor who will research the market on your behalf. You understand that it is solely your responsibility to arrange mortgage finance and that mortgage finance is agreed on an individual basis outside of the jurisdiction of the Property Matters Group. When deciding to proceed or exchange contracts we recommend you seek legal counsel from your appointed solicitor and your mortgage broker whether they have been recommended by the Property Matters Group or not. You understand that obtaining a mortgage to support your purchase is your responsibility. You understand that the value of property can rise as well as fall and that Property Matters Group and its subsidiaries makes no express or implied claims which includes both present and future values and rental income and yields.

  • You understand, accept and agree with the following points:

    • Neither Property Matters Group, its subsidiaries, Directors, employees, introducers, partners or associates will be liable for damages arising out of or in connection with the use of information provided on the website, documentation, marketing material or supporting literature.

    • All details supplied or contained in any online format or supporting documentation are for guidance only.

    • Property Matters Group and its subsidiaries are not responsible for any errors or omissions and any loss that may arise from them.

  • The following points should be noted:

    • Registration
      When registering to become a member of the Property Matters Group and its services it is important you complete your details correctly. Please inform us of any changes to your information either by email to info@propertymatters.gb.com or telephoning 0845 6800 108.

    • Personal Information
      Property Matters Group and its subsidiaries comply with the UK data protection legislation and its associated governing laws. We will not disclose or forward your data supplied to us and it will be solely used to inform you of any products and services you have requested plus relevant updates.

    • Restrictions and Confidentiality
      If you directly engage with a supplier or third party that we have previously recommended within one year of our business relationship as a client and provider, we reserve the right to levy a charge at the prevailing rate. Information supplied to you as a customer of Property Matters Group is deemed to be confidential by nature and as such we expect this to be maintained on a non disclosure basis with any other supplier or competitor.

    • Intellectual Property
      All design, copyright, trade marks and all other intellectual property rights in or relating to the website or information otherwise distributed by us, shall remain our property or, where applicable, are reproduced with the permission of the rights' owner, such as content suppliers, Third Parties and/or users. On the website you may browse the contents, use any facilities and download a single copy of any material to the extent that it is expressly made available to you, but this is solely for your own personal use and you must not remove any copyright or trade mark notices. You may not modify, reproduce, distribute, republish, display, post, transmit or sell any such material for any commercial or business purpose, without our prior permission or the permission of the rights' owner.

    • Suspension or Cancellation of Service
      We reserve the right to cancel your access to our services at any time. We may suspend, restrict, reduce or cancel your access immediately if you breach or appear likely to breach any of these terms You may cancel your registration at any time by writing to us, or emailing us. Upon cancellation you will become liable to pay any outstanding fees, monies or costs owed to us immediately.

    • Amendments to these Terms
      We reserve the right to change these Terms at any time by giving you 7 days notice by email.

    • Laws Applicable
      These Terms shall be governed by and construed in accordance with the laws of England and Wales and all disputes arising in connection with them shall be submitted to the exclusive jurisdiction of the English Courts.
