About Us - The Property Matters Group |
The Property Matters Group of companies was created to supply a range of services
to any person with an interest in property. Our clients range from first-time buyers
wishing to get a foot on the property ladder to experienced landlords looking to
expand their portfolio and everyone in between.
The services offered by each of our companies can be used independently of one another
or together depending on your personal needs. We pride ourselves in our rounded
approach to property investment by not just focusing on the client’s immediate needs
but looking at their medium and long-term goals.
Our lifecycle approach includes property sourcing, tailor-made financial services
support through to the furnishing and letting of the property. We aim to take as
much stress out of the process as possible by utilising the experience, skills and
expertise of our group of companies.
Property Matters specialises in identifying and supplying investment opportunities
in the field of property.
We provide off the plan, build complete, renovation and conversion opportunities
in property as well as a full range of support services.
- Off the plan
A developer or builder will offer for sale some or all of the prospective units
in a development in advance of them being ready to live in. This can be before they
have even started any work or at any time usually up to six months before build
complete. Through our expertise and relationships with various developers throughout
the UK we are able to pick the finest developments and negotiate a discount on each
property using the true market valuation. The specific discount will vary based
upon a variety of factors such as the volume and values of property sourced, time
of year, location and yield.
- Build complete
This is similar to off the plan, however the properties would be either nearing
completion or be classed as "standing stock". This allows us to negotiate potentially
greater discounts with the added benefit of actually viewing your prospective property
both using the builders plans and on site visits.
- Renovations
Due to our relationships with solicitors and estate agents we are both offered and
able to source property such as houses and flats that require remedial work which
will increase their prospective value.
- Conversions
Similar to renovations we are offered and can source properties such as large houses
that have the potential for conversion into flats increasing their value and rental
yield.
We believe property is a consistent and flexible performer with a proven track record
in the investment market place. However, just buying property will not necessarily
be successful as it is the long-term benefits that make this type of investment
